"⭐⭐⭐⭐⭐ A Life-Saving Experience – I Highly Recommend Philip Massiah ! Phillip surveyed a potential property I was very interested in buying in Croydon — regardless of its condition! At first, I didn’t want to commission a surveyor because I assumed the issues were just cosmetic, maybe some minor mould that could be easily treated. But then I thought again — and I’m so glad I did & took the cost. Phillip carried out a very detailed Level 3 survey on the flat and uncovered major faults far beyond what I could see. It wasn’t just about the appearance — the problems ran deep. He found serious issues with the roof, chimney, attic, walls, plumbing, electrical systems, humidity, and even signs of potential damp and habitation risks. The overall condition required extensive repair and safety work. To my shock, the estimated cost of repairs could have been around £15,000 or even more. Based on the survey results, I was advised not to proceed unless these issues were properly addressed. I revised my offer and told the seller’s agent to either fix the problems or reduce the price. I renegotiated the sale price according to Phillip’s recommendations — and I succeeded! The seller agreed to lower the price. Phillip truly saved me — I would have been in tears had I bought that property without knowing what was really going on behind the walls.
